PLOT STRATEGY – LOCATION, SCALE, AND ACCESS
We are actively seeking a plot in Copenhagen that can support the first SUITE 01 building – a site that offers not only location, but potential for architectural clarity, community presence, and long-term investment value.
While areas such as Nordhavn, Ørestad, and parts of Islands Brygge continue to evolve with development potential, we are fully aware of the scarcity and competitive nature of plots in central Copenhagen. Our strategy is therefore grounded in realism and early engagement, aiming to secure a site through:
Direct dialogue with public landowners (e.g. By & Havn)
Strategic partnerships with private developers
Or off-market acquisition through existing property repositioning
We are open to sites that support either:
New-build residential developments, with 1–2 bedroom apartments for sale, or
Hybrid-use concepts that include limited commercial units on ground floor (e.g. café or community studio) to enhance urban activation
Plot Criteria
The desired plot should meet the following initial parameters:
Location: Greater Copenhagen; preference for urban zones with strong infrastructure, access to green areas, and high demand from professionals aged 25–40. We are especially interested in Nordhavn, Ørestad, Islands Brygge, and inner Frederiksberg, while remaining open to hidden opportunities with strategic potential.
Buildable floor area: ~3,000–6,000 m² GFA (gross floor area) to support 40–80 apartments plus common areas
Building height: Flexible, but ideally 4 – 6 storeys with possibility for penthouse-level variation
Ownership model: Purchase preferred; joint venture considered
Zoning: Must allow residential use with amenities and optional light commercial at street level
Access to mobility: Preferably near metro, bike lanes, or major public transport routes
Programme & Apartment Mix
The building will contain:
1–2 bedroom apartments for sale, with a mix of more accessible units on lower floors and higher-spec homes on top levels
Private amenities such as a gym, lounge, rooftop garden, concierge storage and laundry services etc.
Communal functions such as a rentable “chambre privée”, meeting room, or small screening room
Optional activation zones at street level (e.g. café or local service partner)
We aim for a total of 40–80 units, with net apartment sizes typically ranging between 50–90 m², depending on price point and location. Larger units or corner flats may include extended balconies, higher ceilings, or other value-adding features.
