Unlike previous work under SUITE 07, which focused on restoring historic properties for high-end turn-key sale, SUITE 01 represents a new chapter. It is a new-build initiative that requires a collaborative investment model and a more formalised execution framework.
SUITE 07 brings significant value to the table: concept development, architectural vision, brand and PR strategy, operational thinking, and the curated software layer delivered through 99 London. This contribution is integral to the project and must be reflected appropriately within the ownership and governance structure. Capital alone is not sufficient; SUITE 01 seeks long-term collaborators who share the ambition to shape the platform together.
Governance within SUITE 01 is built on transparency, alignment, and disciplined decision-making. SUITE 07 oversees overall coherence — ensuring that architectural vision, brand integrity, and investor interests move in unison — while operational and financial partners execute within clearly defined roles.
Decision-making follows a principle of distributed accountability. While SUITE 07 leads brand integrity, design coordination, and investor communications, all key decisions — from architect selection and procurement strategy to execution milestones — are made collectively with partners. This ensures that responsibility and value creation are shared transparently and proportionally across all parties, safeguarding both creative integrity and operational precision.
This governance approach mirrors principles familiar to professional private equity developments: rigorous, balanced, and partnership-driven, with progress measured across clearly defined phases rather than intuition or speed.

INVESTOR PARTICIPATION & PARTNERSHIP MODELS
SUITE 01 is now shaping the structural framework for future collaborations. This framework defines how capital, capability, and concept integrate — ensuring long-term alignment across every project.
The objective is not scale but precision. SUITE 01 will work with a small circle of aligned investors and partners, selected for their integrity, experience, and ability to strengthen the platform over time. The partnership model is deliberately structured to support high-quality execution rather than rapid expansion. The right model is under development and will be refined together with financial and legal advisors during Q1 2026.
Three overarching partnership paths are being defined:
Capital Partners – investors seeking stable exposure to high-quality, design-led residential development. Participation will take the form of equity or preferred equity, structured to provide transparency and measured returns.
Strategic Partners – co-developers, advisors, and operational collaborators who bring both insight and execution strength. These partners contribute to shaping the long-term framework of SUITE 01 and help build the foundation for future projects.
Land and Local Partnerships – opportunities where landowners or local operators participate directly in the project through equity or joint development models. This approach supports access to well-located sites while protecting architectural integrity and brand consistency.
All partnership models follow the same principle: clarity, accountability, and shared value. SUITE 07 acts as the management entity responsible for concept, brand, and investor relations, ensuring continuity and coherence across all SUITE 01 projects.
As of now, structures remain open by design. They will evolve as dialogue continues with advisors and early investors. The ambition is to establish a collaborative and transparent framework that rewards contribution and alignment — not capital alone.
